Vergi Kimlik Numaras\u0131, bireylere verilen on haneli bir numarad\u0131r. Yabanc\u0131lar\u0131n; banka hesab\u0131 a\u00e7mak, gayrimenkul sat\u0131n almak, kamu hizmetlerine abone olmak, sigorta yapt\u0131rmak, sa\u011fl\u0131k hizmeti almak, noterlik i\u015flemlerini yapt\u0131rmak, oturma izni ba\u015fvurusunda bulunmak vb. i\u00e7in vergi numaras\u0131na sahip olmalar\u0131 gerekir. Vergi kay\u0131t numaras\u0131, interaktif vergi dairesinin internet sitesinden veya T\u00fcrkiye&#039;deki herhangi bir vergi dairesinden edinilebilir.<strong>Vergi Numaras\u0131 Almak \u0130\u00e7in Gerekli Belgeler<\/strong>\n<ul>\n<li>Yat\u0131r\u0131mc\u0131n\u0131n pasaport bilgileri<\/li>\n<li>Yat\u0131r\u0131mc\u0131n\u0131n anne baba isimleri<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p>\n<\/div><\/div><\/div><div class=\"bt_bb_accordion_item\"><div class=\"bt_bb_accordion_item_title\">BANKA HESABININ A\u00c7ILMASI<\/div><div class=\"bt_bb_accordion_item_content\"><div  class=\"bt_bb_text\" ><\/p>\n<ul>\n<li>T\u00fcm i\u015flemler banka arac\u0131l\u0131\u011f\u0131yla yap\u0131lmal\u0131d\u0131r.Bu nedenle yat\u0131r\u0131mc\u0131n\u0131n veya onun ad\u0131na vekaleten avukat\u0131n\u0131n T\u00fcrkiye\u2019de bir banka hesab\u0131 a\u00e7mas\u0131 gerekmektedir.<strong>Banka Hesab\u0131 A\u00e7mak \u0130\u00e7in Gerekli Belgeler<\/strong>\n<ul>\n<li>Pasaport Fotokopisi<\/li>\n<li>Adres bilgisini i\u00e7eren resmi vergi kay\u0131t formu<\/li>\n<li>15.000 TL veya e\u015fit miktarda dolar\u0131n alt\u0131 ay boyunca hesaba yat\u0131r\u0131lmas\u0131<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p>\n<\/div><\/div><\/div><div class=\"bt_bb_accordion_item\"><div class=\"bt_bb_accordion_item_title\">GAYR\u0130MENKULUN SATIN ALINMASI<\/div><div class=\"bt_bb_accordion_item_content\"><div  class=\"bt_bb_text\" ><\/p>\n<p><strong>GAYR\u0130MENKUL YATIRIMI YOLUYLA T\u00dcRK VATANDA\u015eLI\u011eI <\/strong><\/p>\n<p>Yabanc\u0131 yat\u0131r\u0131mc\u0131lar, T\u00fcrkiye&#039;de en az 400.000 ABD dolar\u0131 de\u011ferinde gayrimenkul sat\u0131n alarak T\u00fcrk vatanda\u015fl\u0131\u011f\u0131 elde edebilirler; ancak bu gayrimenkul\u00fcn en az \u00fc\u00e7 y\u0131l s\u00fcreyle sat\u0131lmam\u0131\u015f olmas\u0131 \u015fart\u0131yla. Bu \u015fart\u0131n \u00c7evre, \u015eehircilik ve \u0130klim De\u011fi\u015fikli\u011fi Bakanl\u0131\u011f\u0131 taraf\u0131ndan belgelendirilmesi gerekmektedir.<\/p>\n<p>Sat\u0131n alma bedeli T\u00fcrk bankas\u0131 arac\u0131l\u0131\u011f\u0131yla transfer edilmeli ve i\u015flem i\u00e7in Yabanc\u0131 Para Al\u0131m Belgesi d\u00fczenlenmelidir. Yat\u0131r\u0131m tutar\u0131, Yabanc\u0131 Para Al\u0131m Belgesinde belirtilen yabanc\u0131 para miktar\u0131 ve gayrimenkul de\u011ferleme raporuna g\u00f6re de\u011ferlendirilir.<\/p>\n<p><strong>T\u00fcrkiye&#039;de Yabanc\u0131lar\u0131n M\u00fclk Sahibi Olmas\u0131na \u0130li\u015fkin Yasal K\u0131s\u0131tlamalar<\/strong><\/p>\n<p><strong>Askeri B\u00f6lgeler<\/strong><\/p>\n<p>2565 say\u0131l\u0131 Askeri Yasak B\u00f6lgeler ve G\u00fcvenlik B\u00f6lgeleri Kanunu uyar\u0131nca yabanc\u0131lar\u0131n askeri yasak b\u00f6lgelerde m\u00fclk edinmelerine izin verilmemektedir.<\/p>\n<p><strong>G\u00fcvenlik ve Stratejik Alanlar<\/strong><\/p>\n<p>Yabanc\u0131 ger\u00e7ek ki\u015filer ve yabanc\u0131 t\u00fczel ki\u015filer, Cumhurba\u015fkan\u0131 taraf\u0131ndan belirlenen stratejik b\u00f6lgelerde ve \u00f6zel g\u00fcvenlik b\u00f6lgelerinde m\u00fclk edinemezler.<\/p>\n<p><strong>Suriye Vatanda\u015flar\u0131<\/strong><\/p>\n<p>Suriye vatanda\u015flar\u0131n\u0131n T\u00fcrkiye&#039;de gayrimenkul sat\u0131n almalar\u0131na izin verilmemektedir.<\/p>\n<p><strong>Maksimum M\u00fclk Sahipli\u011fi<\/strong><\/p>\n<p>Yabanc\u0131 uyruklu bir ger\u00e7ek ki\u015fi toplamda en fazla 30 hektarl\u0131k gayrimenkul edinebilir. Bu s\u0131n\u0131r Cumhurba\u015fkan\u0131 taraf\u0131ndan art\u0131r\u0131labilir.<\/p>\n<p><strong>B\u00f6lge M\u00fclkiyet S\u0131n\u0131rlamas\u0131<\/strong><\/p>\n<p>Yabanc\u0131 ger\u00e7ek ki\u015filerin edindi\u011fi m\u00fclklerin toplam alan\u0131, bir b\u00f6lgedeki toplam \u00f6zel m\u00fclk alan\u0131n\u0131n 1,3&#039;\u00fcn\u00fc a\u015famaz.<\/p>\n<p><strong>T\u00fcrk Vatanda\u015fl\u0131\u011f\u0131 \u0130\u00e7in Uygun Gayrimenkuller<\/strong><\/p>\n<p>Yat\u0131r\u0131mc\u0131lar konut veya ticari gayrimenkul sat\u0131n alabilirler, bunlar aras\u0131nda \u015funlar yer al\u0131r:<\/p>\n<ul>\n<li>Daireler<\/li>\n<li>Evler<\/li>\n<li>Villalar<\/li>\n<li>Ofisler<\/li>\n<li>D\u00fckkanlar<\/li>\n<\/ul>\n<p>Yat\u0131r\u0131mc\u0131lar, toplam yat\u0131r\u0131m de\u011feri en az 400.000 ABD dolar\u0131na ula\u015fmak ko\u015fuluyla, ayn\u0131 veya farkl\u0131 \u015fehirlerde birden fazla gayrimenkul sat\u0131n alabilirler.<\/p>\n<p>Sat\u0131n al\u0131nan m\u00fclk daha \u00f6nce yat\u0131r\u0131mc\u0131ya, e\u015fine veya \u00e7ocuklar\u0131na ait olamaz ve vatanda\u015fl\u0131k yat\u0131r\u0131m\u0131 amac\u0131yla yabanc\u0131 ki\u015filer aras\u0131nda devredilemez.<\/p>\n<p>Ayr\u0131ca, gayrimenkul\u00fcn yat\u0131r\u0131mc\u0131n\u0131n hissedar\u0131 veya y\u00f6neticisi oldu\u011fu bir \u015firkete ait olmamas\u0131 gerekmektedir.<\/p>\n<p><strong>Sat\u0131\u015f Vaadi Anla\u015fmas\u0131 Yoluyla Vatanda\u015fl\u0131k<\/strong><\/p>\n<p>Yat\u0131r\u0131mc\u0131lar ayr\u0131ca noter onayl\u0131 Sat\u0131\u015f Vaadi S\u00f6zle\u015fmesi yoluyla da T\u00fcrk vatanda\u015fl\u0131\u011f\u0131na ba\u015fvurabilirler.<\/p>\n<p>En az 400.000 ABD dolar\u0131 veya e\u015fde\u011fer bir tutar pe\u015fin \u00f6denmi\u015fse ve m\u00fclk kat m\u00fclkiyeti tapusuna veya in\u015faat irtifak hakk\u0131na sahipse, yat\u0131r\u0131mc\u0131lar, s\u00f6zle\u015fmede \u00fc\u00e7 y\u0131l boyunca devri veya iptali engelleyen bir k\u0131s\u0131tlama maddesi bulunmas\u0131 ko\u015fuluyla vatanda\u015fl\u0131k ba\u015fvurusunda bulunabilirler.<\/p>\n<p><strong>T\u00fcrkiye&#039;de Gayrimenkul Sat\u0131n Almak \u0130\u00e7in Gerekli Belgeler<\/strong><\/p>\n<p>Yabanc\u0131 yat\u0131r\u0131mc\u0131lar\u0131n T\u00fcrkiye&#039;de gayrimenkul sat\u0131n al\u0131rken a\u015fa\u011f\u0131daki belgeleri haz\u0131rlamalar\u0131 gerekmektedir:<\/p>\n<ul>\n<li>T\u00fcrk vergi numaras\u0131<\/li>\n<li>Noter onayl\u0131 pasaport terc\u00fcmesi<\/li>\n<li>Al\u0131c\u0131n\u0131n foto\u011fraf\u0131<\/li>\n<li>Vekaletname (i\u015flem bir avukat taraf\u0131ndan y\u00fcr\u00fct\u00fcl\u00fcyorsa)<\/li>\n<li>Sermaye Piyasalar\u0131 Kurulu taraf\u0131ndan lisansl\u0131 bir de\u011ferleme \u015firketi taraf\u0131ndan d\u00fczenlenen gayrimenkul de\u011ferleme raporu.<\/li>\n<li>Deprem sigortas\u0131 (DASK)<\/li>\n<li>Enerji performans sertifikas\u0131<\/li>\n<li>Tapu belgesi<\/li>\n<\/ul>\n<p><strong>T\u00fcrkiye&#039;de Gayrimenkul Sat\u0131n Alma Prosed\u00fcr\u00fc<\/strong><\/p>\n<p>T\u00fcrkiye&#039;de gayrimenkul sat\u0131n alma s\u00fcreci genel olarak a\u015fa\u011f\u0131daki ad\u0131mlar\u0131 i\u00e7erir:<\/p>\n<ol>\n<li>Yat\u0131r\u0131mc\u0131, gayrimenkul\u00fc se\u00e7er ve geli\u015ftirici veya sat\u0131c\u0131 ile bir rezervasyon s\u00f6zle\u015fmesi imzalar.<\/li>\n<li>Yat\u0131r\u0131mc\u0131 bir T\u00fcrk vergi numaras\u0131 al\u0131r.<\/li>\n<li>Gerekli g\u00f6r\u00fclmesi halinde T\u00fcrkiye&#039;de banka hesab\u0131 a\u00e7\u0131labilir.<\/li>\n<li>Gayrimenkul de\u011ferleme raporu temin edildi.<\/li>\n<li>Sat\u0131n alma bedeli banka arac\u0131l\u0131\u011f\u0131yla transfer edilir ve belgelenir.<\/li>\n<li>Yabanc\u0131 Para Al\u0131m Belgesi, banka taraf\u0131ndan d\u00fczenlenir.<\/li>\n<li>Taraflar Tapu Sicil M\u00fcd\u00fcrl\u00fc\u011f\u00fc&#039;nden randevu almak i\u00e7in ba\u015fvuruda bulunurlar.<\/li>\n<li>Al\u0131c\u0131 ve sat\u0131c\u0131 tapu devir randevusuna kat\u0131l\u0131r veya bir avukat taraf\u0131ndan temsil edilir.<\/li>\n<li>Tapu senedi (Tapu) ayn\u0131 g\u00fcn d\u00fczenlenir.<\/li>\n<\/ol>\n<p>Vergiler ve M\u00fclkiyet Y\u00fck\u00fcml\u00fcl\u00fckleri<\/p>\n<p>T\u00fcrkiye&#039;de gayrimenkul sahipleri, gayrimenkul\u00fcn bulundu\u011fu yerel belediyeye y\u0131ll\u0131k emlak vergisi \u00f6demekle y\u00fck\u00fcml\u00fcd\u00fcr.
