Real Estate-Based Residence Permit

Short-Term Residence Application Based on Home Ownership in Türkiye

Foreign nationals who own residential real estate in Türkiye may apply for a real estate-based short-term residence permit if they meet the required conditions.

For this type of application, it is not enough merely to own any real estate in Türkiye. The residential nature of the property, its ownership status, its acquisition value and the applicant's use of the property for residence purposes are assessed together.

Canaydın Law Firm provides legal services in reviewing the property's eligibility for a residence permit, checking the title deed and valuation documents, preparing the initial application and extension files, and following the administrative process.

Who Can Apply for a Real Estate-Based Residence Permit?

01 — Foreign Nationals Who Acquire a Home Worth at Least USD 200,000

Foreign nationals who acquire residential real estate in Türkiye with an acquisition value of at least USD 200,000 may apply for a real estate-based short-term residence permit, provided they also meet the other application conditions.

The property must be a residence, it must be used by the applicant for residence purposes, and the title deed and valuation information must be suitable for the application.

02 — Family Members Holding Ownership Rights in the Same Home

For a spouse and children to apply for a residence permit based on the same property, they must hold shared or joint ownership rights in the home.

Within this scope, the situation of the spouse and minor children is assessed. For dependent adult children, the special conditions in the legislation are examined separately.

If a family member holds no ownership right in the property, a tourist short-term residence permit or another suitable type of residence permit is assessed, provided the conditions are met.

Owning real estate does not, by itself, mean that a residence permit will be granted automatically. The conditions required for both the property and the applicant are assessed together.

What Do We Check Regarding the Property?

Acquisition Value

We check whether the property meets the requirement of an acquisition value of at least USD 200,000.

Residential Nature

We assess whether the property is residential in nature and whether it will be used for residence purposes.

Title Deed Record

We examine whether the property is registered in the applicant's name and whether the property information in the title deed is accurate.

Ownership and Family Shares

We examine separately the ownership rights in the title deed of the spouse and children who will apply based on the same property.

Address and Actual Use

We assess whether the property in the title deed matches the residence address to be declared in the application.

Current Residence and Entry Status

We check the applicant's current visa, residence permit, and entry and exit status in Türkiye.

Does Buying Real Estate Automatically Provide a Residence Permit?

No.

Owning real estate is one of the grounds for applying for a short-term residence permit. However, for the application to be successful, both the property and the applicant must meet the relevant conditions.

In particular, if the property is being purchased in order to obtain a residence permit, it is important to examine the property's eligibility for a residence permit before the title deed transfer.

If You Have Not Yet Purchased the Property

For foreign nationals who plan to buy real estate in Türkiye and apply for a residence permit based on it, the legal and administrative suitability of the property can be assessed before the purchase.

  • The residential nature of the property
  • Title deed records and ownership status
  • An acquisition value of at least USD 200,000
  • Joint ownership status of family members
  • Restrictions on the acquisition of real estate by foreign individuals
  • The usability of the property for a residence application

The Situation of Family Members

In a real estate-based residence permit, the situation of the spouse and children is assessed separately. Family members who will apply based on the same property must hold shared or joint ownership rights in the home.

Minor children may be assessed within this scope. For dependent adult children, the special conditions in the legislation are examined separately.

For family members who hold no ownership right in the property, a tourist short-term residence permit or another suitable type of residence permit is assessed, provided the conditions are met.

Initial Application and Extension

Initial Application

In the first residence application based on real estate, the file is prepared by assessing the applicant's legal stay status in Türkiye and the title deed, address and other supporting documents relating to the property.

Extension Application

If an extension of an existing real estate-based residence permit is requested, we recheck whether ownership of the property continues, the address status and the application conditions. If the property has been sold or the ground for the application has ceased to exist, the existing residence status is assessed separately.

FAQ

Frequently Asked Questions

Does owning real estate in Türkiye automatically grant a residence permit?

No. Real estate ownership may serve as a basis for a short-term residence application under certain conditions, but it does not create an automatic right. This route requires, among other conditions, that the property be residential, that it be valued at at least USD 200,000 according to a valuation report, and that it not be located in neighborhoods closed to residence. (The threshold of USD 400,000 for citizenship differs from the threshold of USD 200,000 for residence.)

Can a residence permit be obtained by buying a plot of land or a field?

For a short-term residence permit based on real estate, the property must be residential in nature; properties such as plots of land or fields are not suitable for this application.
