Current Real Estate Investment Options for the Golden Visa
The minimum investment amount applicable in Greece varies according to the region in which the property is located and the legal nature of the property. For this reason, the category into which the investment falls should be checked separately before any reservation or purchase commitment is made.
01 — EUR 800,000 Investment Category
The minimum investment value is EUR 800,000 in the Attica Region, the Thessaloniki Regional Unit, the Mykonos and Thira (Santorini) Regional Units, and islands with a population exceeding 3,100 according to the latest census.
02 — EUR 400,000 Investment Category
In regions of Greece outside those where the EUR 800,000 threshold applies, the general real estate investment threshold is EUR 400,000.
- As a rule, the investment is made through a single property.
- For built properties or properties with a building permit, the main usable area must, as a rule, be at least 120 m².
- The regional investment threshold and the property's eligibility for the Golden Visa are confirmed separately before the transaction.
03 — EUR 250,000 Special Categories
The EUR 250,000 level is not a Golden Visa threshold that applies to every property across Greece. This amount can be applied only in certain special property categories set out in the law.
- Certain properties whose main use is other than residential and which are converted to residential use in accordance with the legislation
- Cases in which a protected / listed building, or a property containing such a building, is purchased and the restoration requirements in the legislation must be fulfilled
Because the general 120 m² rule does not apply in these categories, eligibility is assessed on the basis of the property's specific legal and technical status.
What Do We Check Before You Buy?
- The investment threshold applicable according to the region in which the property is located
- Whether the property meets the single-property and surface area requirements
- Whether a claim of the EUR 250,000 special category genuinely meets the requirements of the legislation
- The title deed and ownership status, together with any existing encumbrances and restrictions
- The legal status of the seller or project company and its powers of representation
- The sales contract, payment plan and transfer documents
- Whether the required notarial, cadastral, engineering and technical documents exist
- The property's usability for the Golden Visa application and subsequent renewal
Legal Coordination of Investment and Purchase Transactions
Purchasing a property for Golden Visa purposes is not merely a residence permit application. The legal review of the property, the purchase contract, the payment and title deed transactions, and the residence permit file must be carried out in harmony with one another.
Golden Visa Residence Permit
Where the requirements are met, the Golden Visa based on real estate investment provides a five-year investor residence permit. The residence permit can be renewed for as long as the investment and the other requirements in the legislation are maintained.
- Preparation and coordination of the residence permit application through the electronic system
- Preparing the passport, insurance, investment and property documents for the file
- Planning the required biometric procedures
- Following up on the residence card
- Rechecking the current status of the investment and the property at the renewal stage
An investor residence permit does not, on its own, grant the right to salaried or independent work in Greece. Where work or commercial activity is planned, the relevant status must be assessed separately.
Family Members
The Golden Visa process can be planned jointly for family members considered eligible under the legislation. The family relationship and the application requirements for family members must be examined separately in each file.
- Preparing the application file for the spouse or eligible partner
- Assessing whether eligible children can be included in the family file
- Checking the required birth, marriage and other documents showing the family relationship
- Coordination of the apostille and translation procedures
- Planning the biometric and residence card procedures of family members
