Turkish Citizenship by Real Estate

We Manage Your Real Estate Investment and Your Citizenship Process Together

Turkish citizenship can be applied for through one or more properties suitable for a citizenship application, provided that their total investment value reaches USD 400,000 and a three-year no-sale annotation is placed on the title deed record. The sale price declared in the official deed, the bank payments and the investment amount on which the Amount Determination Certificate is based must meet the value required by the legislation.

Canaydın Law Firm manages the process from the legal review carried out before the purchase of the property, through the contract, payment and title deed procedures, to the certificate of conformity, the investor residence permit, the Turkish citizenship application and the procedures at the end of the three-year period.

The purchase of the property and the transfer of the title deed can be carried out on behalf of the investor under a properly drawn up power of attorney.

What We Do for You

01

Preliminary Assessment of the Investor and Family

The nationality, marital status and existing documents of the main investor, as well as the application status of the spouse and children under 18, are assessed. Children from a previous marriage, custody, consent, and children who may turn 18 at the time of the application are reviewed separately.

02

Citizenship Eligibility Check of the Property

The type of the property, its title deed status, its seller, the details of previous owners, its eligibility for acquisition by foreigners, and whether there is any obstacle to its use in a citizenship application are checked.

03

Legal Review Before Purchase

The title deed record, the actual owner, and any attachments, mortgages, annotations, declarations and other encumbrances are reviewed. Where the seller is a company, the company's trade registry record and its representation and signing authorities are checked.

04

Contract and Payment Procedures

Reservation, sale or real estate sale promise contracts are prepared or reviewed. The provisions on payment, title deed transfer, delivery, delay, termination and refund are assessed from a legal standpoint.

05

Power of Attorney and Bank Preparation

The tax number, power of attorney, apostille, translation and notary procedures are prepared. The consistency of the bank account, the money transfer and the payment documents with the title deed and citizenship file is monitored.

06

Title Deed Transfer

The title deed application and the transaction documents are prepared. The property can be purchased on behalf of the investor under a suitable power of attorney, and a three-year no-sale annotation is placed on the title deed record for citizenship purposes.

07

Certificate of Conformity and Citizenship Procedures

After the title deed transaction, the certificate of conformity process is carried out. Once the certificate of conformity is obtained, the investor residence permit and Turkish citizenship applications follow.

Procedures at the End of the Three-Year Period

Once the three-year period has been completed, the procedures required to remove the no-sale annotation from the title deed are carried out. If the name or identity details in the title deed record need to be updated, these procedures are completed.

What Do We Check Before Purchase?

  • The actual owner of the property and the seller's authority to carry out the transaction
  • Attachments, mortgages, annotations, declarations and other encumbrances on the title deed
  • The trade registry record and signing authorities of the seller company
  • The property's eligibility for acquisition by foreigners and for the citizenship application
  • The status of the seller and previous owners under the citizenship legislation
  • Consistency of the information in the title deed, contract, payment and Amount Determination Certificate
  • Sending the sale price to the correct bank account
  • Consistency of the bank receipts and the Foreign Currency Purchase Certificate with the file
  • The provisions in the contract on title deed transfer, delivery, delay, termination and refund

Can Every Property Be Used in a Citizenship Application?

No. The type of the property, its title deed status, its seller, the details of previous owners, and whether it has previously been used in a citizenship application must be reviewed.

In addition, properties located in military prohibited zones or security zones, or in areas where acquisition by foreigners is restricted, may not be purchasable. For this reason, before a reservation contract is signed or any payment is made, the legal suitability of the property for citizenship and for acquisition by foreigners must be checked.

Which Procedures Can Be Carried Out Without Coming to Türkiye?

The legal review of the property, the preparation of the power of attorney, the banking and payment procedures, the title deed transfer, the three-year no-sale annotation and the process up to the certificate of conformity can be carried out remotely under a suitable power of attorney.

At the investor residence permit and Turkish citizenship application stages, the main investor and the spouse must complete the required biometric procedures in Türkiye. Whether the children must attend in person is assessed according to their ages and the circumstances of the file.

Applications of the Spouse and Children

The spouse and children under 18 of the main investor can apply for Turkish citizenship within the scope of the main investment, without making a separate real estate investment.

  • Marriage documents
  • Birth documents of the children
  • Family registry documents
  • Ages of the children
  • Children from a previous marriage
  • In the event of divorce, the divorce decree and custody documents
  • Consent of the other parent
  • Discrepancies in birth and marital status records
  • Apostille, certification, translation and notary requirements for the documents

Files Already Started

The files of investors who have already chosen a property, signed a contract, made a payment or completed the title deed transaction can be reviewed from their current stage.

  • The property's eligibility for citizenship
  • Title deed and contract documents
  • Amount Determination Certificate
  • Bank payments and Foreign Currency Purchase Certificate
  • Three-year no-sale annotation
  • Certificate of eligibility
  • Investor residence permit
  • Deficiencies in the citizenship file

If a child is removed from the file or the child's application is rejected because the child turns 18 during the application, the administrative appeal and lawsuit routes are assessed separately.
